The Process

The task was monumental: a full renovation of the Grade 2 listed barns, which included meticulous work on the historical building’s internal and external structures. From roof reconstruction and structural reinforcement to the installation of modern facilities while preserving the building’s historic charm, the project’s scope was extensive and demanding.

First, we coordinated with ecologists to carefully remove the existing roof structure, preserving the existing oak trusses and purlins. Our team then removed the existing load-bearing walls. We worked closely with archaeologists during the excavation of the existing ground slab and when pouring new foundations, ensuring respect for the site’s historical integrity.

Our skilled professionals fabricated and installed a robust steel frame and additional steelwork to support the existing oak trusses. A new timber roof structure was constructed and crowned with a slate roof, complemented by new timber guttering.

Inside, the team applied an insulated lime render to the internal walls, maintaining the historic appearance while enhancing energy efficiency. A new stone floor was laid throughout, enhanced by timber skirting for a polished finish. We also undertook a complete revamp of the barn’s plumbing and heating, including a modern underfloor heating system.

We handled all electrical work, including lighting and a fire alarm system installation, ensuring the facility meets contemporary safety standards. One of the project’s highlights was the design and construction of a new bar area that blends seamlessly into the barn’s historic ambiance.

The project included the creation of new disabled, female, and male WC facilities, along with a new kitchen prep area. New hardwood timber doors and windows, crafted by Dilwyn Lear, were installed throughout the building, enhancing its rustic charm.

Externally, our team meticulously repointed all masonry with lime mortar, in line with Historic England guidance, preserving the building’s historic character. We also relocated existing internal stone slabs to form a new patio area, providing a delightful outdoor space that reflects the building’s historic charm.

Throughout the project, we were careful to ensure all temporary works and propping adhered to Acton Access guidelines.

John Ryan Group’s renovation of Dunston Hall’s Grade 2 listed barns showcases our dedication to maintaining historical integrity while introducing modern amenities and safety features. We’re proud to have breathed new life into the barns, securing their function and beauty for future generations. This project underlines our commitment to expertly navigating the delicate balance between preservation and progress.
