Seren House
Birkdale, Southport
In a landmark redevelopment project, The John Ryan Group has successfully delivered the transformation of The Willows, a former 26-bed nursing home in Birkdale, Southport, into a purpose-built residential care facility now known as Seren House. Commissioned by Blue Ribbon Health & Wellbeing, the project reflects a growing demand for safe, independent living environments tailored to individuals with high-acuity needs, including autism, learning disabilities, and mental health conditions.
The Process
“This was a technically demanding project with a wide range of specialist trades,” said Steve Fox, Project Manager at The John Ryan Group. “Through careful coordination and quality control, we delivered a complete transformation on schedule and to specification. It’s a great example of the team’s capability and commitment to excellence across every stage of delivery.”
Developed in collaboration with Blue Ribbon and guided by the employer’s requirements, the design brief for Seren House called for each residential unit to offer approximately 60m² of thoughtfully planned living space. Each unit includes a private bedroom, a combined lounge and dining area for relaxation, a lockable kitchen to support autonomy and safety, a wet room for personal hygiene, and a central hallway to aid navigation. Beyond the private accommodation, the facility also features shared amenities such as a communal lounge, laundry room, staff office, and accessible bathrooms—spaces that enhance both independent living and operational efficiency.
To further support residents with complex behaviours, The John Ryan Group integrated a range of specialist features throughout the development. These include ply-lined walls for enhanced durability, solid core doors fitted with anti-ligature ironmongery, and Jackloc-secured windows to prevent accidents. Sensor-operated taps and appliances were installed to improve hygiene and usability, while anti-slip flooring and vandal-resistant bathroom fittings contribute to a safer, more resilient environment. These elements were selected not only to meet compliance standards but to create a therapeutic setting that promotes wellbeing and reduces risk.
As principal contractor, The John Ryan Group took full responsibility for the design, installation, and commissioning of all mechanical and electrical systems, ensuring strict compliance with building regulations and specialist care standards. Emergency lighting was flush-mounted to maintain both safety and aesthetic appeal, while anti-tamper electrical fittings were installed to prevent interference and enhance reliability. Key-operated call points were introduced to ensure controlled access, and fire detection systems were designed with anti-ligature features to reduce risk in high-acuity environments. Low surface temperature (LST) radiators and protective covers were also fitted to safeguard residents from burns or injury. Every system was installed with meticulous attention to detail and certified upon completion, with comprehensive as-built documentation provided across all disciplines to support transparency and ease of future maintenance.
The project required close coordination with planning consultants and structural engineers to secure approvals for elevation changes and the outbuilding extension. The John Ryan Group led the submission process, working to ensure the final design met both regulatory requirements and Blue Ribbon’s operational goals.
The contractor also liaised with building control officers to obtain plan approval and final certification, demonstrating their ability to manage complex statutory processes alongside construction delivery.
